Several new land releases are coming to the Central Coast this month, promising long-awaited opportunities for first-home buyers and aspiring residents to snap up blocks in rapidly developing communities. From Monday, July 7, applications open for 142 residential lots across Woongarrah and Springfield, signalling the first major release since council lifted its development pause in early June.

After two years of tight supply and record median house prices pushing locals north to Lake Macquarie or south toward Woy Woy, fresh supply is a lifeline for would-be buyers. With the region's median price now hovering at $820,000—driven by strong sea-change demand as well as Sydney commuters flocking to the improved fast rail—local agents say this release could set the tone for spring listings and even affect rental pressure later in the year.

Eligibility Rules and Local Priorities

The Central Coast Council’s official guidance, posted this week on its online portal, confirms the first tranche of lots along Ashleigh Crescent (Woongarrah) and Stewart Avenue (Springfield) will be restricted to buyers who can prove residency or work in the 2259 and 2250 postcodes. This means anyone currently renting in suburbs like Tuggerah, Blue Haven, Erina or even as far west as Narara gets priority over out-of-area investors.

In addition to proof of address, applicants must also meet a strict first-home ownership criterion or be classified as key community workers—teachers, nurses, or emergency services—under the council’s Essential Workers Initiative launched in February. The development consortium, led by Coastal Living Projects Pty Ltd, confirmed that 28% of lots in this round are set aside for these nominated workers. Council planning director Emma Clarkson said the model 'aims to keep housing options open to locals instead of speculative buyers.'

Price Points and Demand Data

Individual allotments in Woongarrah’s Stage 4 release are priced between $355,000 and $415,000 for lots sized 410 to 550sqm, according to council tenders published Friday. In Springfield, the smaller infill blocks near Wyoming Shopping Village are marketing from $390,000. In last year’s land ballot, more than 400 applications were received for just 60 blocks in Hamlyn Terrace, indicating pent-up demand has not eased. The Central Coast saw new dwelling approvals drop nearly 21% over the past two years, according to the ABS, intensifying interest in every new release.

Applicants are required to complete the online EOI (Expression of Interest) process via the Central Coast Council website, provide personal documentation, and, if shortlisted, be ready to exchange contracts within 30 days. Rejected applicants in previous ballots are automatically rolled into this round, council says, unless they have since purchased elsewhere.

What Buyers Need to Do Next

Would-be purchasers have until midnight Friday, July 12, to lodge EOIs for these land releases. Council staff will then conduct eligibility checks, followed by a public ballot at the Wyong Civic Centre on July 26. Successful applicants will have two weeks to exchange contracts before the remaining lots, if any, are opened up to the wider public. More releases are expected for the Kariong and Point Clare precincts later in the year, but details of lot numbers and reservation rules are yet to be confirmed. Applicants unsure about eligibility or documentation can access council’s step-by-step checklist at local libraries or online. With prices and competition still intense, agents are advising early preparation—and reminding buyers that if their bid falls short here, other rounds may follow before Christmas.
