Residents across the Central Coast described mounting pressure from weekly rents climbing past $620 in Gosford units and repeated flood warnings that closed roads in June.

The timing coincides with the Central Coast Council exiting administration on June 30 and renewed talks about fast rail links to Sydney that could draw more commuters into already tight suburbs.

People living along Mann Street in Gosford and near the waterfront at The Entrance pointed to the Gosford CBD Renewal Project and the Central Coast Flood Resilience Plan as directly shaping their streets and budgets.

CoreLogic figures released in late June showed the median dwelling price on the Central Coast reached $895,000, up 12 percent from the same month in 2025, while flood mapping released by the council last month flagged 1,800 properties in low-lying zones for extra building controls.

A part-time nurse who rents near Gosford Hospital said she now spends 42 percent of her income on housing and worries fast rail will push prices higher before wages catch up. A father of three in Umina Beach described moving his family twice in two years after lease renewals added $80 a week each time and said the new resilience rules may force another costly relocation.

Both residents attended a council listening session at the Gosford Administration Centre on July 7 where staff collected written submissions on the latest housing and flood documents.

Next steps for locals

Central Coast Council will accept feedback on the combined housing and resilience draft until July 22, with a public meeting scheduled for July 18 at the Erina Centre. Residents can submit comments online through the council website or drop forms at any library branch before that date.
