Prospective buyers should check current flood-mapping overlays on the Central Coast Council website and factor in potential stamp-duty concessions that expire for first-home purchases after 30 September.
Agents advise locking in pre-approval now and focusing on properties within 800 metres of Gosford or Narara stations, where rail works are already factored into prices. Those eyeing data-centre buffer zones should request recent comparable sales from the past 90 days rather than relying on peak-2024 figures.
