Suburbs showing clearest movement
Along Ocean Street in Terrigal, three waterfront listings first marketed in early May have each reduced their prices twice and remain unsold. In Avoca Beach, homes within 400 metres of the village shops averaged 58 days on market in June, according to local agency records. The Gosford City Renewal Program, which includes the new waterfront park and library upgrade due for completion in late 2027, has not yet shortened selling times in the Mann Street commercial strip where investor stock dominates.
Domain Group data released 7 July shows vendor discounts on the Central Coast reached 4.9 percent of original asking price in the June quarter, the highest since December 2023. Properties near the proposed fast-rail station at Tuggerah recorded the steepest cuts, with three houses dropping between $65,000 and $92,000 before sale. The Entrance Road corridor between Long Jetty and Toowoon Bay posted an average 47 days on market, still above the regional figure.
What buyers and sellers should watch next
Spring listings typically begin in mid-August. Agents advise vendors to review comparable sales within 800 metres of their property before setting a new asking price. Prospective buyers can target stock that has already passed the 45-day mark, particularly detached houses priced between $780,000 and $950,000 in Wamberal and North Avoca. Checking weekly clearance rates published each Friday by the Real Estate Institute of NSW remains the quickest way to track whether the current pattern of extended marketing periods continues into the new financial year.
