Voices from affected community members on the housing affordability issue
Central Coast residents describe daily pressures from rising rents and limited supply while council pushes Gosford CBD renewal and fast-rail planning.
How we reported this

Central Coast residents report weekly rents for two-bedroom units in Gosford now averaging $620, up from $540 two years ago, as the region prepares for possible fast-rail links to Sydney.
The timing matters because Central Coast Council is still recovering from its period of state administration that ended in late 2024, with new councillors now finalising the 2026-27 operational plan that includes targets for 4,200 additional dwellings by 2030. Housing costs directly affect the 38,000 commuters who travel to Sydney each weekday on the existing rail line.
Locals point to specific streets where changes feel immediate. Along Mann Street in Gosford CBD, several older apartment blocks have been sold to developers since the renewal strategy was adopted in 2023, while families in the waterfront neighbourhoods around Woy Woy have watched short-term holiday rentals reduce long-term stock. The Central Coast Community Housing Association has recorded a 22 per cent rise in wait-list applications since January.
Stories from the rental market
A single mother who works at the Gosford Hospital emergency department said she has moved twice in 18 months because landlords increased rent by $80 a week each time. She now pays $610 for a two-bedroom unit near the Pacific Highway and spends 48 per cent of her take-home pay on housing. Another resident in the Wyong area, who commutes to North Sydney three days a week, described spending four months searching for a property under $580 before settling on a unit 12 kilometres from the station. Both noted that flood mapping updates released by council in March 2026 have added insurance costs of $1,200 a year on top of rent.
Central Coast Council’s latest housing dashboard shows 1,847 rental listings across the local government area on 1 July, down from 2,310 at the same date in 2024. Median house prices reached $875,000 in the March quarter, according to CoreLogic figures released last month.
Next steps for residents
Council will hold a public briefing on the draft local housing strategy at the Gosford Administration Centre on 22 July at 6 pm. Residents can register to speak or submit written comments until 5 August through the council website. The state government’s fast-rail business case is due for release in September, which will set out potential station upgrades at Gosford and Tuggerah that could influence future zoning decisions.
